Relevance of the EPIQR+ method
The method provides key elements and indicators to help in the decision-making process, in a wide variety of situations such as : public, private or institutional contracting authorities wanting to evaluate a building for its investment potential; complicated urban planning for a cantonal or local authority; or determining whether the best strategy is to renovate, restore, sell or demolish a building, irrespective of its use.
- EPIQR+ provides a complete diagnosis of the condition of the building being analysed, encompassing both its architectural elements and its technical installations, as well as assessing its energy and environmental aspects.
- With an adequate accuracy (±15%), EPIQR+ provides an initial estimate of the plausible cost of the renovation and retrofitting work required to maintain or increase the value of the building and upgrading it to applicable current standards and regulations.
- From an environmental perspective, EPIQR CO2 provides reliable information on the amount of indirect CO2 generated by planned interventions.

As part of the European InvestImmo project, in which Retraites Populaires took part, the pension fund's property department commissioned EPIQR Rénovation and ESTIA to carry out valuations of 30 buildings in its portfolio that were due to be renovated in the near future.
Based on the information contained in a CECB+ report, the EPIQR+ tool provides an estimate of the overall cost of all the work required to meet the homeowner's needs. In addition to the estimate for the work, EPIQR+ is now capable, thanks to EPIQR CO2, of calculating the CO2 footprint of the planned work. This enables the expert to compare and optimise scenarios to meet both the homeowner's budget and the CO2 budget recommended by CO2 legislation.
